House Rules

1. No Smoking: Smoking is not allowed on the property. A $250 fee will apply for smoking indoors. 2. Weather Refunds: Refunds are not provided for weather or road closures. Consider travel insurance for peace of mind. 3. Check-Out Time: Please check out by 11 AM- Late check-out may be arranged for a fee if discussed in advance. Unapproved late check-outs will incur a $20 fee. 4. Guests & Visitors: Only booked guests are allowed. Please get prior approval for any visitors. 5. Noise Levels: Keep noise to a minimum during early mornings and late evenings to respect occupants of the joint unit and neighbors. 6. Backyard Access: You are welcome to use the back porch, grassy area, and the left side of the backyard. The right side, including the guesthouse porch, concrete patio, chairs, and sidewalk, is reserved for the guesthouse occupants. Please stick to your designated area to ensure privacy for everyone. 7. No Service Animals or Pets: We have an approved exemption and kindly ask that no pets or service animals are brought to the property. 8. Garage Usage: The garage is available for guest use, but please note that we store some supplies here and occasionally access it for the neighboring unit. Neighborhood

Well established quiet residential neighborhood with paved walking trails all throughout. Nearby access to national forest and a park just down the street. We called this home for the greater part of two decades, know all our neighbors, & have felt incredibly lucky to call such a safe, lovely area home for so long.

Guest Access

You’ll have private access to the entire home, fenced yard, laundry room, and garage. Garage parking is preferred, but street parking is available in summer.

We loved our stay here. We have two little boys and it didn’t feel terror inducing to stay at this house, which if you have young kids, you know what I mean by that. Jenna was a great host, the house is lovely and the perfect size, and had so many cleaning and cooking things provided. We loved our stay in Flagstaff and would definitely recommend to anyone looking for a home away from home.

We loved this stay. If you’re in Flagstaff, this is the place to be. The 2 bedroom home was so cozy. We loved all the nice touches like flowers, makeup remover wipes, and filtered water. The home was so clean and communication with the host was amazing and timely. Jenna was able to accommodate a late check out for us which we were so grateful. Definitely make the Ponderosa House your next stay when you’re in Northern Arizona!
