To ensure a comfortable stay for everyone, we ask that you observe the following rules: • No smoking or marijuana use is permitted anywhere on the property. • The fireplace is available for use during the winter months only. • Note: Central AC is seasonal and only available during warmer months. Due to cooler temperatures in Flagstaff, the system cannot be operated when outdoor temperatures are below 60°F. During spring and fall, the home stays comfortable with fresh mountain air, open windows, and fans provided. Important Information: • Shared Wall: This home shares one interior wall with a private guesthouse, which is also a rental. Each unit has a separate entrance and no shared spaces, though some minor noise transfer is possible. The guesthouse entrance is located along the side of the home and is visible from the back porch. • Bathroom Access: This unit has one full bathroom, which is an ensuite accessed exclusively through the primary bedroom. Please consider whether this layout is suitable for your group. • Security Cameras: For your security, the property is equipped with exterior security cameras at the front door and overlooking the driveway. There are no cameras inside the home. • Weather: Flagstaff weather can be unpredictable, especially in winter, and may impact travel. We strongly recommend purchasing travel insurance. House Rules

• This home shares a building with a neighboring Airbnb unit. Please be mindful of noise and privacy at all times. • The home has one bathroom, which is located within and accessed through the primary bedroom. • Quiet hours are observed from 9 PM to 7 AM. During quiet hours, music is not permitted, and TV volume (especially in the living room) must be kept low and considerate. • No smoking anywhere on the property. A $250 fee applies for indoor smoking. • No pets allowed • Registered guests only. Please request approval for any visitors. • Use only your designated half of the backyard. The garage is for your exclusive use and is not shared; however, we may access it periodically to retrieve supplies for the neighboring unit. Parking is not shared. • Central air conditioning is seasonal and unavailable during cooler months due to system limitations. The home also operates on a single system, meaning it can provide either heating or cooling—but not both at the same time. • No refunds for weather or road closures. Travel insurance is recommended.

Well established quiet residential neighborhood with paved walking trails all throughout. Nearby access to national forest and a park just down the street. We called this home for the greater part of two decades, know all our neighbors, & have felt incredibly lucky to call such a safe, lovely area home for so long.

Guest Access

You’ll have private access to the entire home, including the attached garage, laundry room, and your designated half of the fully fenced backyard. We prefer that you park in the garage, but street parking is available in summer months.

Wonderful home in a quiet, beautiful neighborhood. 5 - 10 minutes from almost anything in Flagstaff. Felt very private. There were people in the connected unit but we only knew when we saw their vehicle in the driveway. Big kitchen with all newer and very nice appliances. Bedrooms are good size. Bathroom is huge. Beds and couches are very comfy. We spent one full day of our vacation just lounging and watching movies. Felt like home without the distractions. I definitely recommend staying here.

Fantastic stay! Clean and peaceful space. Beds were comfortable; the bathroom was large (nice shower and separate tub). The one bathroom is an ensuite (through one of the bedrooms), but we were warned ahead of time and it worked fine for us.
